Villa Details

Location, Location, Location. Set at the end of a quiet road overlooking Lake Joe. If you enjoy privacy this is the villa for you. When dining al fresco you won't be overlooked which is very rare in Florida vacation homes. It also benefits from a private extended garden so you will have all the outdoor space that you and your family need.

When on holiday we believe you deserve to stay in a villa that is kept in pristine condition and one that has all the home comforts you need. We have very high standards and visit the property one or two times a year to ensure that you won't be disappointed and our management company ensures that our villa is kept extremely clean

The downstairs living accommodation is a fantastic open plan area - great for family living. In the lounge you will find a TV, DVD player. There is free WiFi in the villa so that you can keep in contact with family and friends. The villa phone allows free calls within the USA but to call internationally from it you will need a phone card which can be picked up at a very reasonable price locally.

The kitchen is fully fitted including, crockery, pots and pans, glasses and small electrical appliances. There is a microwave, dishwasher, large oven and of course a huge American fridge freezer with automatic ice maker, to keep those holiday drinks cool. There is even a slow cooker so you can put something on before you go out and it is all ready for when you get back. If you don't feel like cooking, just outside the gate of Southern Dunes there are plenty of fast-food restaurants.

Also downstairs is the utility / laundry room. In here you will find a big top loading washing machine and a tumble dryer. Leading off the utility room is the garage which has been converted into a games room with pool table and dart board.

The second main bedroom is downstairs and has an American queen size bed (English king size), TV and built in wardrobe. This bedroom has patio doors leading out to the lanai so you will enjoy an enviable outlook over Lake Joe - what a view to wake up to, you won't be disappointed. The second bathroom is next to this bedroom which has a bath, a shower over the bath, sink and toilet.

The dining area is next to the kitchen and has a table and four stools and the bar stools next to the breakfast bar also fit around this table. It overlooks the lake and has patio doors which open into the lanai area.

Upstairs is the master bedroom. This has an American king size bed which is an English super king, two bedside tables and a large set of drawers with large mirror. The en suit bathroom has a separate shower, bath, toilet and two sinks with plenty of cupboard space. There are two further bedrooms upstairs each with two single beds, set of drawers and built in wardrobe. Between these two bedrooms is the third bathroom with sink, toilet and bath with shower over.

If you are travelling with very young children, there are a couple of high chairs, a travel cot and stair gate. All bed linen, towels and pool towels are provided for your use. Hairdryers are also in the villa for you to use.

Outside we have table, chairs and a couple of loungers. The Sun gets to the pool area by about 10.30 in the morning and stays there until sunset. It is on the lawn area even earlier

Just outside the gate of Southern Dunes there is a Winn Dixie supermarket, a 24-hour Walmart, a petrol / gas filling station, a Walmart liquor store and a medical centre. All of these are within easy walking distance of the villa.

On Southern Dunes there is a gym, community pool, tennis courts as well as a children’s play area. There are tennis rackets in the games room, but I can’t guarantee the tennis balls will still be there as they get lost. Please feel free to use them if they are still there. A short walk away from the villa is the golf club house with restaurant and bar and the golf shop.
